The Affordable Housing Board has cancelled the tender for the sale and lease of business spaces at the Pioneer Affordable Housing Estate in Eldoret days after President William Ruto officially launched the housing project.
In a notice issued on Tuesday, October 27, the board announced the cancellation of a tender which covered the proposed disposal, sale and lease of units within the development in Uasin Gishu County.
“The Affordable Housing Board wishes to notify all prospective bidders and the general public that Tender No. AHB/DISPOSAL/02/2026-2027 for the proposed disposal/sale and lease of commercial business spaces at the Pioneer Affordable Housing Estate in Eldoret, Uasin Gishu County, is hereby cancelled,” the notice stated.
The board did not give a reason for the cancellation but said the tender would be advertised again at a later date.

Prospective bidders have been advised to monitor its website, the Public Procurement Information Portal, as well as print media advertisements for further updates.
“The tender will be readvertised in due course. Interested bidders are advised to check the Affordable Housing Board website, the Public Procurement Information Portal, mygov and the print media for the readvertisement and further information,” the notice added.
The cancellation effectively nullifies the November 10, 11am deadline for submitting proposals, with the opening of tenders having been scheduled to take place immediately after the submission window closed.
Under the original tender notice issued on October 20, the board had invited interested parties to bid for commercial units spread across seven blocks at the estate, with prices varying according to the size of the units.
The listed prices ranged from Ksh900,000 for the smallest shops to Ksh1.7 million for the largest units.
Separate leasing opportunities were also available at the Pioneer Community Centre and Clubhouse.
The announcement followed Ruto’s October 18 handover of keys to 2,157 homeowners at the housing project.
The Ksh5.3 billion development includes 104 shops, a kindergarten, playgrounds, green spaces, a clubhouse and a swimming pool, alongside plans for additional educational and sporting facilities.
The board apologised for any inconvenience caused by the cancellation as prospective investors await the revised advertisement and further instructions on the commercial spaces.
