One of the city’s most-photographed streets could be headed for a rare opportunity — with one historic Tribeca compound already up for grabs and another famous adjacent property potentially joining it.
A sprawling compound at 4 Staple St. is back on the market for $22 million, down a whopping $8 million from its original asking price last November, The Post has learned.
And just up the cobblestone street sits an even more recognizable property: the historic 9 Jay St. compound linked to Away co-founder Jen Rubio and Slack co-founder Stewart Butterfield, complete with the neighborhood’s famous cast-iron skybridge.
While 9 Jay St. is not currently listed, the couple’s recent split and recent sale of their $30 million Aspen mansion — as The Post reported last week — raise the possibility that their Tribeca property could eventually follow.
Should that happen while 4 Staple St. remains available, a deep-pocketed buyer could have the rare chance to assemble neighboring pieces of one of Manhattan’s most architecturally distinctive corners.
For now, the opportunity centers on 4 Staple St., the longtime home of filmmaker Neil Burger and architect Diana Kellogg, who have spent more than two decades transforming the historic property into an unconventional downtown compound.
The couple purchased the townhouse for $1.7 million in 2002 and acquired an additional commercial space across the street for approximately $840,000 in 2008.
Burger, known for directing “Limitless,” “Divergent” and “The Illusionist,” and Kellogg, whose architectural projects include a celebrated girls’ school in India’s Thar Desert, used the properties as both a family residence and creative workspaces.
When the compound first hit the market for $30 million in November 2025, the couple told the Wall Street Journal that their work increasingly took them away from New York, while they also expected to spend more time at their Rhode Island residence.
The asking price was slashed nearly 27% to $22 million in May, before the property was briefly taken off the market in August and returned in September at the reduced price.
Jeremy Stein, the broker handling the listing, told The Post that the dramatic markdown has already worked the trick.
“We have a lot more interest now,” Stein said.
Stein, who has represented the property since its initial listing, pushed back against the idea that the original price was necessarily too ambitious.
Unlike a typical luxury condominium, he explained, a property this unusual has virtually no comparable homes, making its market value especially difficult to pin down.
“When you have these unique pieces of real estate, you have to demonstrate more patience,” he said.
The compound’s centerpiece is a 38.5-foot-wide brick townhouse dating to 1868, which Kellogg gradually transformed while preserving its industrial character.
Inside, soaring vaulted ceilings, exposed chestnut beams, oversized windows and a woodburning fireplace give the residence a distinctly old-school Tribeca feel.
The home also features barrel-vaulted brick ceilings and a rooftop terrace overlooking Staple Street.
Kellogg incorporated salvaged industrial elements throughout the residence, including components from an old freight elevator, blending the building’s original character with contemporary design.
But the property is more than just a historic townhouse.
Across Staple Street, the offering includes a separate commercial space in the basement of 67 Hudson St., accessed from Jay Street, which has served as Kellogg’s architectural workspace.
Stein said the space offers a wide range of potential uses, from a private office or recording studio to a gallery, a gym or even a commercial venture, subject to the necessary approvals.
The package also includes private gated parking for multiple vehicles — a particularly unusual perk in downtown Manhattan.
“It really feels like a compound within New York City, which is not something that you ever see,” Stein said.
And for a buyer with bigger ambitions, the compound may offer room to grow.
According to the listing, unused development rights could potentially allow as many as three additional stories above the existing townhouse, subject to zoning review and city approvals.
