SEMENYIH: HCK Capital Group Bhd has opened the sales gallery for Hiijauan Heights, a 35.26-acre freehold mixed development township in Semenyih, Selangor, with an overall gross development value (GDV) of RM1.3 billion.
To be developed in phases from 2026 to 2033, Hiijauan Heights forms part of the group’s Tech & Trees series.
The sales gallery gives the public a preview of the concept behind Hiijauan Heights township and its first phase ahead of the official launch, expected in November 2026.
Its initial phase, Cendana, is planned to comprise 156 units of three-storey smart townhouses with an estimated GDV of RM108.67 million.
Built-ups are expected to range from 1,110 sq ft to 1,850 sq ft.
The low-density layout offers greater privacy, while flexible floor plans allow homeowners to adapt their space to changing family sizes and multi-generational households.
Subsequent phases are planned to include residential towers and commercial components.
Located near the Broga Hill trail in the Hulu Langat district, Hiijauan Heights is the first landed-style property in HCK’s portfolio and is designed around the group’s Tech & Trees concept, which combines smart home features with colonial biophilic architecture, natural ventilation, and integrated greenery.
The gated and guarded community will feature an exclusive luxury clubhouse offering recreation, wellness and community facilities.
“We wanted Hiijauan Heights to offer a different perspective on what modern residential living can be,” said HCK Capital group managing director, operations & group management Datuk Dr Dennis Ling.
“From the architecture and natural surroundings to the smart-home features and clubhouse experience, every element has been considered to provide a greater value to the community in Semenyih.”
Building on its established Education City series, the group now offers three development series, each designed around a different living need.
Tech & Trees comprises developments designed with technology that supports everyday living, while still providing nature elements that are highly sought after in urban areas.
Lifestyle Suites comprises suite developments in established urban locations, offering flexible spaces that can adapt to different living and business needs, while Vertical Townships brings residences together with education, healthcare, smart home technology, retail, recreational and pet-friendly facilities within a single development.
The grand opening of the Hiijauan Heights sales gallery was officiated by Ling, group managing director, property and projects Foong Peng Yew, managing director, group growth and alliances Datuk Simon Kwan, executive director, administration and oversight Datin Adeline Hii, executive director, finance and corporate affairs Chuah Huei Jiun, and director, growth and implementation, executive chairman’s office Kuuberen Nithiyananthan.
