A property enthusiast from Pretoria posted a TikTok video on 23 October 2026 that had first-time homebuyers doing a double take. The enthusiast, posting under the handle @nomiandcompany, scrolled through property listings across Pretoria and its surroundings, pointing out homes and apartments priced well below R600,000.
The selfie-style video covered more than a dozen suburbs, from Soshanguve and Arcadia to Montana and Silverton, each with bond estimates that caught viewers off guard.
Pretoria's most affordable suburbs
Soshanguve stood out as the clear affordability winner, with a three-bedroom, two-bathroom house listed at R285,000 and a monthly bond of roughly R2,800. Sunnysiide offered a two-bedroom, one-bathroom apartment at R275,000, with a bond of about R2,700.
For those wanting something closer to the city, Arcadia came highly recommended, with a three-bedroom, one-bathroom home that could even generate rental income from a spare room. The Orchards, a suburb many Pretoria families aspired to decades ago, still had two-bedroom homes available from R520,000.
Other highlights included a two-bedroom apartment in Lotus Gardens at R600,000 and a neat two-bedroom home in Mayville at R520,000, praised in the video for its well-kept garden. The enthusiast also pointed out options in Karen Park, Theresa Park and Pretoria Central, noting that the city's northern suburbs consistently offered the best value.
